Long term you probably want a custom built home. For immediate use, modular is probably better.

Well, those are not the only two choices. How about post-and-beam? I know log homes are more expensive, but they provide their own natural insulation and are very beautiful. Or even more radical, how about buying an old house and fixing it up?
But in terms of the two you mentioned, I should think the mortgage lenders are your best guide to that. If they will lend as much money, dollar for dollar, for either type, then I guess modular gives more space for the dollar. Some say the modulars are more flimsy, but of course the important thing is the quality of the design and workmanship, whichever method of construction is used. I have seen some modulars going up here lately that are quite nice.
