I am considering building a home. Modular homes are initially attractive. Good? Bad? Indifferent? Any specific advice about them verses a stick-built home?

Pay the extra money and get a modular home built with 2 by 6's not 2 by 4's. Also the real problem with modular homes is that companies usually offer subpar fixtures and appliances. You are paying for the house so demand them to upgrade the tub and sinks or give you a discount and go buy your own. I have 4 friends that have bought modular homes and placed them on their properties. the 2 older homes (one 5 years old and one 7 years old) have had no problems with the structures themselves but both homes came with cheap sink basins and tubs / whirpools which cracked and stained just after a couple years so they ended up replacing them. Good luck!

Modular homes are getting nicer and nicer. They are also getting more and more expensive. We jsut got a new home, and it is stick built. I still thik that modular homes look like modular homes.

I know that here in NC it costs $4000 just to get a crane to lower your house into place. Yuk.

We have had one since 1969 still is in good shape. Consider putting a basement under it. Last year we replaced windows and doors to upgrade and used the old ones to built a deer camp. We have lower bills than our neighbours who have regular homes. Easier to keep clean than a regular home too.
