    THEY GENERALLY DECLINE UNLESS THEY ARE SITED IN THEIR OWN LAND

    You do not build equity in them, though they do not lose their value as quickly as a mobile home. This link may help you.

    The fact is, that a modular home will always look like a modular..If you buy it right..& are comfortable in it..what else matters. It may not apprieciate in value as other homes do. At this time you should be able to get a good value on any home, if you shop carefully.
