I’m so pleased to update my videos with a compilation of where we are after 2 months! Not finished by any means, but after about $3,200 in rehab costs and over 1,000 hours of HARD work… this baby is looking pretty darn nice considering, and what’s awesome? I know own a very tolerable 924 square foot home free and clear! My lot rent’s only $360, and utilities are really reasonable so far, even with the air running… to go from a monthly outlay of well over $1700 for rent, utilities and such, to under $600 a month???? SWEEEEET!!! This is a pretty good thing for me and I’m thrilled to report on our 2 month video of progress!

I was doing some research on factory built homes and found out there is more types of houses than I previously thought. The one that interested me the most was Modular homes. I have never owned a house before and would like any information I can get, especially about Modular and similar types.

I know that you would Definately Not go wrong for buying a modular home. My fiance and I bought a 1991 modular Palm Harbor home about 3 yrs. ago. It was already on 6 acres of land. We remodeled it a bit to fit the size of our family. We added an extra bedroom and put in a Kuma wood stove instead of electric heat. We live about 85 miles south of the British Columbia border where it gets mighty cold in the middle of winter, sometimes -40 degrees. We heat our 1800 sq. ft. modular home with one little old wood stove and most times I have to open windows or doors, because it's so well insulated. I've been in these new junk community neighborhood homes and I wouldn't give you two cents for one. I love my modular home and to me they're priceless. Like any other home of course, if they're not taken care of they can fall apart, but if taken care of then it's sure to last your lifetime.
If you go to Palm Harbor Homes they can steer you in the right direction for one. Ours is an older Palm Harbor. Our siding is Hardy Board and it's fireproof. If you choose to buy one through Palm Harbor then you can let them know what colors you want, what flooring, walls, appliances, etc. I PROMISE you wont go wrong. Not to mention they're much cheaper and extrememly better built than the JUNK they're putting up now days. Just go to www.palmharborhomes.com and check them out, they'll answer all your questions.

Even though you have to also buy land to put the modular on. Is it usually the same as a regular home or somewhat less expensive?

This site http://homebuying.about.com/cs/modulareducation/a/modularhomes.htm explains the difference between modular homes, mobile (manufactured) homes and site built homes.

Modular homes are a little less expensive because suppliers deliver all of the materials to one site (factory). There are no costly building delays due to weather. And they are built to the same standards as site built homes. I think they look more like a site built home than a manufactured home.

I know you have to buy/provide your own land but generally speaking how much are modular homes? My husband and I recently looked at a "regular" home that was 230k for 2 bedrooms… we thought it was ridiculously overpriced and heard we could customize our own modular home to our wants/needs. We found no pricing guides and do not plan on buying soon so we have not talked to anyone professional.

Typical costs:

* It's estimated that modular construction costs 5-25 percent less than traditional homes built on-site, although some companies claim savings of up to 50 percent. Prices start around $50,000 -$60,000 for an 800-900-square-foot home (1 or 2 bedrooms, 1 bath) but can go as high as $500,000 -$1 million for large, customized, high-quality homes. And that's without the land, foundation or other site work.
* A rough estimate for a 1,600-square-foot home ($89,000 base price) with modular garage ($20,000) plus permits, utility connections, site prep, foundation, engineering and survey work is $167,500 total cost.
* An upscale 3,200-square-foot modular home delivered in eight pieces in Maryland had a base price of $300,000 but the extras, including a basement, septic fields, porches, a driveway, permits and other charges, bumped the total to about $560,000.

What should be included:

* No matter where the factory is located, modular homes are designed and built to meet state and local building codes at the home construction site. Modular sections are generally quite sturdy, because they're built to travel to the home site, and are usually fairly air-tight and energy efficient.
* One advantage of modular construction is that the process is much faster than with more conventional onsite home-building methods. Building the modules in the factory can take two weeks to three months; assembling them on the foundation can take several hours or several days. However, inspections and on-site work can add another 30-90 days to the construction process.
* The Modular Building Systems Association provides a brief guide to residential modular construction and a modular homeowner in the St. Louis, Missouri area shares his experiences and expenses.

Additional costs:

* Landscaping your new modular home is an additional cost to be factored into your budget.
