Build Your Own Modular Home?

Because about 85 percent of a modular home is built in the factory before it arrives to your lot, many homeowners opt to be their own general contractor. This indeed has many advantages in additional cost savings and as well as control. By applying for a “sweat equity” finance loan there is a degree of savings, and overall being your own contractor can save you 10 to 30 percent in expenses. This makes this option attractive for some.
However, you will be earning your savings as you handle the tasks for which the builder is responsible. You will either complete or arrange subcontractors to complete several components of the site work and finishing work for your modular home. The following items are areas that will deserve your attention:
Land/Lot - Finding a lot for building is one of the earliest steps, but additional factors are required as well regarding the lot. This includes finding a surveyor to survey the lot, as well as an excavation crew to mold the lot according to where drainage patterns and clearing must occur. Also, a site plan drawn up by an engineer will be needed so that building permits can be obtained. This encompasses soil samples as well as drainage grades as well.
Foundation - Either a structural or foundation engineer will need to be contracted to assist with accurate foundation plans. Once designed, concrete services and framing will be needed to form the foundation accordingly. This is an important step particularly for modular homes.
Permitting - A laundry list of permits are needed including a building permit, electrical permit, foundation permit, etc. In addition, before completion, pest company evaluation of the soil and structure is needed, as well as a department of health inspection for many towns.
Crane and Set Crew - These may be provided by the manufacturer, but you are still responsible for overseeing their work and making sure they are available for the set-up process. Connections and Finishing Work - Here you will need several subcontractors to assist with necessary items in completing your home after arrival. Subcontractors include electricians, plumbers, HVAC personnel, painters, flooring specialists, drywall repair experts, countertop installers, and possibly roofers. While the button up and tie in work is not vast, it is varied enough that an array of specialists are required.
Landscaping - This includes both “soft” landscaping such as plants, lawn and trees as well as “hard” landscaping such as driveways, walkways, decking and patios. Asphalt specialists may be needed for driveways as well as concrete or masonry specialists for other areas.
While this list is not entirely complete, it does cover the major areas. Compared to a site-built home, the task of being your own builder is far less challenging. Modular homes do facilitate your own involvement in being the builder which can save you a great deal of money in the end.

Modular homes are more expensive to build, but they gain value like a on site built home. The home comes in several pieces that are assembled and meets local codes. Often they are built better than on site constructed homes.
Manufactured homes come on site in one or two large sections. They lose value as they age, but they are cheaper initially.

Do many residents of Eugene-Portland live in Modular Homes?

I am trying to find affordable housing in Eugene and Portland areas. Everything is so expensive "owning wise" Do many residents just rent or live in Modular homes?

First, it's less expensive in Eugene than Portland, and if you look in the neighboring towns, you can find better deals.
I sold a 4bdrm 1500 sq ft. house in a nice neighborhood in a small town 20 miles north of Eugene for $105,000 three years ago. Granted, it needed work in the yard and some basic TLC, but the point is, if you look around a lot you may be able to find something, even to start out with, fix up, resell and buy something better.
As far as your question about modular homes, yes, they do live in them, but there are strict zoning laws in Eugene (and I assume Portland metro area) about them, and they have to be in areas specifically zoned for them, often in specific communities of similar housing. Some smaller towns are less strict about them, and of course, if you buy property in rural areas, you can put one on. Often the places that sell them (Oregon is actulaly a large manufacturer of pre-built homes) will have leads on property to put them on.
I don't know where you are moving from, but housing in the Eugene area is actually quite affordable compared to other cities (Portland, Seattle, etc.).
Contact some Realtors and ask questions, and you just may find a really good deal!

The New Shape Of Modular Housing

A technologically advanced society has developed so many new ways of utilizing the information that pours from our brains. People seem to forget sometimes that all the information compiled in all the databases in the entire world were once the humble thoughts of someone’s mind. Design ideas and changes of recent years have come about not solely by computer intervention, but by human thought processes.
Granted computers have aided in many types of design work, as is true with the designs that comprise the newest and best ideas that are emerging in the Modular Home industry. But computers lack the ability to feel like humans do. They lack the ability to match color and shape to a particular mood or element. Some would argue that these kinds of things are only a stones throw away from becoming something that computers will soon be capable of. And if that is true, I feel it will be a sad day for mankind, loosing who we are, what makes us unique, what keeps us driven, to computers. But at the moment computers can’t do those kinds of things effectively. Computers can do a lot, but they will never be able to mimic the eye in relation to the heart and soul of person.
Like with many kinds of design that takes place in our modern world, modular homes have begun to incorporate the best the world has to offer not only in construction ideas and knowledge, but also in environmental control, ecological awareness, advanced electronics and computerized functionality, things that make home construction a personal affair.
More and more modular home building facilities are offering a larger and larger array of options that can be incorporated into a modular home design. Things like centralized advanced lighting controls, state of the art zone climate control, integrated protections systems that monitor the home for such things as water, fire and carbon monoxide dangers. And let’s not forget to add the unwanted entry monitoring systems as well.
It is common place to have new modular home designs that make the most of systems and subsystems that will enable advanced home networking capabilities. They are also looking into the future in the designs that they produce so that those ideas still on the drawing boards can be easily retrofitted to the existing home design.
Such things as extra galley ways for conduits for housing even greater technological advances and connectivity of the future. Easy modular replacement of windows and doors for upgraded features or damage replacement, and centrally located spaces for managing many of the advanced features built into the Modular Home design as well as those to yet to come.
Sure, computer aided design has made all these things possible for incorporation into new modular home designs, but the human mind is still the portal for all great changes past present and yet to come. If a new home is in your future, check out what a Modular Home might have in store for you.

Which would be cheaper?
You will have to compare and see but I can tell you this much in the car business we get whats called a buy rate from our banks and then mark that up 1-3 points and this becomes the sell rate, this generates whats called back end profits for the dealer and I would bet that modular home finance departments work the same way.
