I am considering building a home. Modular homes are initially attractive. Good? Bad? Indifferent? Any specific advice about them verses a stick-built home?

Pay the extra money and get a modular home built with 2 by 6's not 2 by 4's. Also the real problem with modular homes is that companies usually offer subpar fixtures and appliances. You are paying for the house so demand them to upgrade the tub and sinks or give you a discount and go buy your own. I have 4 friends that have bought modular homes and placed them on their properties. the 2 older homes (one 5 years old and one 7 years old) have had no problems with the structures themselves but both homes came with cheap sink basins and tubs / whirpools which cracked and stained just after a couple years so they ended up replacing them. Good luck!

My wife and me are looking into modular homes they seem to come in decent floor plans and can be put on perment foundations, which will increase value over time like a traditional stick built home and can be registured as a stick built home at your local court house. Also how well are the warranty stood behind by the manufactures on the homes when or if the roof, floors or other componets have problems or defects in craftmanship. Also are you happy with the over all value and set up of the home and any perfered manufacture of modular homes over others?

Modular homes nowadays are built to the same or higher building codes as site built homes. Just about all mod homes are 2×6 construction, 16 inches on center, plywood shell, most site built homes are still 2×4 construction, 16 on center and particle board shells. The foundation or tie downs, however you go, are a 100% improvement of what was available 20 years ago. I got a foundation with my mod home and it's anchored securely to it, the same as a site built is anchored to a slab. If you go with a mod, one thing I recommend is to pour a concrete footing completly around your house, so the skirting goes down to concrete, not to the grass. It looks better, the skirting will last longer, lawn mowing and landscaping is easier, etc. I will also recommend to have a slab poured under the house, versus just going over the existing dirt and grass. It will keep the bugs and critter population down under the house, can give you a place to store long, bulky items and if you ever have to go under the house for maintenance it is much nicer to be on your back on clean concrete instead of dirt. The additional concrete work is really not that much of an additional expense. Like I mentioned, I have the poured concrete foundation, had my driveway/carport the lenght of one side of my house, had a patio poured the width of one side of the house and a walkway to the street, so to have a concrete footing poured for the other two sides and to have a full slab poured under the house, was not that much more added to the cost. Probably the "Cadillac" of mods is Palm Harbor Homes. They have a web site, you should be able to find it. You may pay a little more for a Palm Harbor, but you do get what you pay for, an excellent quality house. Other good names are; Skyline, Jacobsen and Redman. I personally bought a Skyline and am very happy with it, both the quality and installation. To find out more about poured foundations, check out AAA Manufactured Housing in Tampa Florida. If you can get it, the poured foundation is the way to go. Their web site is; www.aaamanufacturedhousing.com
I'm not sure if it's OK to post a web site, but I'll do it anyway, I have no affiliation with them. Hopes this helps.

My fiance and I are getting married in four months and after that comes the buying of a house. We've realized that whatever house we buy is going to need to much work to get to our needs and taste. This is why were thinking about modular homes….

Manufactured housing has come a long way. It encompasses more than "mobile homes" and "double-wides". I once saw one company with six basic modules that could be mixed and matched to come up with 12 different floorplans.

Here's what Bob Villa says:

Today more and more people are looking household storage ideas in order to provide that all important extra space in your home then hopefully the ideas below may give you some ideas on how this can be achieved.

Garage Storage

All garage storage cabinets need to be strong and durable to withstand the years of heavy use that they will be put under and for that reason alone either stainless steel or wood have been the preferred materials. But today there are other alternatives that can be used instead.

In recent years the modular resin storage cabinet has become a popular garage accessory as they are low maintenance, strong and durable at a very reasonable price. These types of cabinets normally sell for less than $100 and if you purchase them as part of a larger storage system that are stackable.

Attic Storage

You may consider a storage cabinet for the attic to be unnecessary but think about how much dust accumulates over time in this area and the possible damage it may be doing to your prized possessions. The use of storage pods or storage cabinets in this area is both inexpensive and a highly useful form of attic storage.

All storage pods and cabinets are waterproof, fire resistant and they can be attached to the rafters in the attic and there are ones which have a washable filter which reduces the amount of dust contamination that will affect the products inside.

Home Storage Cabinets

The problem with the more traditional storage cabinets to be found in the home is that they are often bulky and unattractive. But today more and more cabinet manufacturers are producing designs which offer cabinets that are both taller and thinner.

One of the biggest challenges that we face in our homes is the use of unused space to help reduce clutter. Many corners of homes have become the latest place for decorative storage units to be placed and you could either have a corner curio cabinet or open book shelves to use for household storage.

If floor space is limited in your home then why not think about using wall hanging storage units instead or just install a single shelf in an open wall space either above a window or above home furnishings.

So as you see the types of household storage products is varied and finding the right one for you just needs a little bit of imagination.

************* www.VeryBadHome.com ************ Liberty Homes, Inc (of Goshen, Indiana) delivered this modular home to my property, and the dealer signed for the modular home. PLEASE GO TO THE WEBSITE TO SEE PHOTOS. BTW, the foundation was professionally surveyed and is not the problem.

Firstly, I apologize for the first 30 seconds of irrelevant video. This was my first time doing this. Secondly, many thanks to Chuck Goudie, Ann Pistone, and Jackie of ABC 7 Chicago for bringing this to light. In IL if you have a problem with a new modular home, the IL Department of Public Health(IDPH) may do absolutely nothing to enforce their regulations as they did in my case. BTW, IDPH is the agency responsible for regulating modular homes in IL. Our Governor, Rod Blagojevich, is supposed to oversee IDPH. Yet, no one wants to do anything to enforce the regulations set forth by IDPH in Statute 430-ILCS-115. Not all modular homes are built the same. In IL, if you are fortunate enough to receive a modular home that is actually built to code and to the specifications(plans) provided to IDPH by the manufacturer, then you are lucky. Robb Robbins, owner of Woodale Homes, Inc in Oregon IL, sold me this home. Woodale Homes, Inc indicates that they are “MODULAR HOME SPECIALISTS” or “QUALITY HOME SPECIALISTS”. Did you know that modular home dealers are not licensed in the State of Illinois? If you are considering a modular home in IL or already have one in IL, please contact your IL State Representative or IL Senator for your District and ask them to support House Bill 5272 when it comes through. This bill was put together by my State Representative Mike Tryon, and is essentially a lemon law for modular homes so other people do not go through what I did, and get screwed. There are Lemon Laws for automobiles. What is a greater purchase, a car or a home? IL State Representatives Jil Tracy, John Bradley, and Ruth Munson will be supporting this Bill.

IDPH indicated, “The Department has completed an extensive review of the allegations and has determined that there is no basis for legal action by the State of Illinois.” No basis? WTF! Some time in 2007, IDPH prepared court documents to bring criminal charges against Liberty Homes, Inc(the manufacturer), and then all of a sudden IDPH dropped everything and did not pursue things. I have copies of these prepared court documents; look on my website below. This whole situation is like a Twilight Zone episode.

If you are a structural engineer in IL, please contact me via the website. IF YOU HAVE A LIBERTY HOMES, INC MODULAR HOME AND HAVE/HAD STRUCTURAL ISSUES, OR CODE VIOLATIONS PLEASE CONTACT ME VIA THE WEBSITE. If you have had any issues with IDPH not enforcing their regulations, please contact me via the website.

Besides the video, see the website for detailed photos and further details.
